Information for Landlords

As a landlord of a valuable property you will want the reassurance of knowing it is in good hands. The information we seek about your property and how you want it managed helps us to give you the best possible service. We offer a Full Management service with an initial set-up fee of £200 inc VAT, to register, inventorise, advertise and prepare the tenancy agreement for the property whichever option you choose. We make use of agencies to thoroughly check references before letting the property. We insist on a 'payment cleared' deposit equivalent to five week's rent and one month's rent in advance before handing over your keys. Our Commission rate for the Full Management service is just 10% of the agreed monthly rental plus VAT. (This rate is negotiable for portfolio landlords)

With our Full Management Service, once the tenancy is established we will check the property periodically to make sure it is being properly looked after. We can arrange maintenance on all aspects of the property and grounds subject to your requirements.

When your tenant decides to leave we will let you know and readvertise and market the property to find a suitable replacement. Our flat rate charge for doing this, referencing the tenant, inventorising the property and moving the new tenant in is £150 inc VAT.

Tenancy Deposits.

It is a legal requirement that all deposits taken from tenants are registered in one of three Government Approved Schemes. Landlords retain certain legal obligations in regard of the deposit whether or not an agent is used.
